I became interested in buying a home because interest rates are at an all time low and the government is providing incentives for first time home buyers. According to my research, the housing market is staying a float with the government’s assistance. The Federal Reserve has been buying 1.2 trillion in mortgage back securities and long-term government bonds from mortgage firms and banks. The fed took the banks toxic assets as collateral and in return gave the banks billions in cash. Banks traded in toxic assets for cash. Took the cash and invested in stock, bonds and commodities. The banks have tightened lending. The fed will stop buying mortgage back securities at the end of March 2010. Will the housing be able to remain afloat without government assistance? The housing prices on the west coast have significantly dropped. The prices in California and Vegas may have hit bottom. Many people predict that the home prices in the Northeast may dip by 5-10% at the end of the year. Moody’s Economy.com predicts that the housing market will grow slowly in 2012. “In a study of global real estate markets, economists Kenneth Rogoff of Harvard University and Carmen Reinhart of the University of Maryland found that home prices fall for an average of six years after a major financial crisis. That would put the U.S. bottom in 2012, or later. (Coy)”

No one can predict a housing bottom but it’s good to be aware of the leading indicators that may signal what direction the housing prices are headed for. If you’re planning on staying in your home for the long haul housing prices shouldn’t affect you.

The key in both the housing and stock market is to avoid following the crowd. Avoid buying when everyone else is buying and avoid selling when everyone else is selling.

Here is an article I found today with Warren Buffet's views on the housing market. http://www.therealestatebloggers.com/2010/03/01/warren-buffet-predicts-real-estate-rebound-in-2011/ . Like I stated, no one can predict the future but it helps having an idea as to where the market may be heading. It's up to you to decide what is best for you. :)
